### What is CoworkingView, and why use it instead of contacting each operator?

CoworkingView is an independent search and comparison platform for coworking spaces and private offices: it brings every operator we cover into one place, in the same listing format, with the prices each operator publishes and real availability.

Contacting operators one by one means repeating your search a dozen times and receiving proposals that are never presented the same way, so there is no way to compare them.

Here you shortlist the spaces you like and we pass your request to all of them at once. The contract is always signed directly between you and the operator, at the operator's price.

Using it costs nothing, and we add no commission on top.

### Is CoworkingView really free? Do you charge commission?

Yes, it is free for you: no commission and no success fee. Operators pay us a commission when an introduction works out; every listed operator knows our terms before we publish their spaces. This does not affect the price you are quoted.

Searching, comparing, saving spaces and sending a request cost nothing, and there is no markup on the operator's price: you pay exactly what you would pay by contacting them yourself.

A commission never decides what you see: no operator can buy a better position in the listings or in the rankings, and whether a written agreement with an operator has already been signed enters none of the orderings.

### How much does a coworking space or a private office cost?

It depends mostly on the city and the neighbourhood: a flex desk is usually the cheapest option, a fixed desk costs a little more, and a private office is priced per desk, rising with location and the services included.

On CoworkingView every listing shows the price the operator publishes, not a brochure "from" figure.

And if you want the real market level before you look at individual spaces, our Price Index calculates the median price per desk for each city from verified listings, and keeps it continuously updated.

### What does the price include? Are there hidden costs?

In coworking the price is usually all-inclusive: the desk, internet, electricity, heating, cleaning, coffee and use of the common areas are almost always part of the monthly fee, unlike a traditional lease, where all of that is billed separately.

What typically is charged on top: meeting-room hours beyond your allowance, printing, parking, lockers, mail handling and, in a private office, sometimes fitting the space out to your brand.

Every listing shows the price the operator publishes and which services it covers. The two amounts always worth confirming in writing before signing are the deposit and the setup fee, those vary the most between operators.

### Is coworking tax deductible?

Generally yes, though it depends on your country and your situation. In Germany, if you are self-employed or a company, the coworking fee is normally treated as a business expense (Betriebsausgabe) and is deductible; if you are an employee, the Homeoffice-Pauschale applies instead, capped at €6 per day and 210 days a year.

### What is the difference between a flex desk, a fixed desk, a private office and a managed office?

A flex desk gives you access to the shared area with no assigned seat; a fixed desk is your reserved seat inside that same area.

A private office is a lockable room for your team inside a coworking centre, sharing the building's common services.

A managed office is a self-contained suite or an entire floor, brandable as your own, where the operator handles cleaning, utilities, reception and maintenance under a single service agreement, the feel of your own headquarters with the flexibility of a licence.

You can filter by each of these types in the search and compare what it costs to move from one to the next.

### Coworking or a traditional office lease? And what about hybrid?

A traditional lease pays off when headcount is stable and you can commit long term, but it demands fit-out, furniture, a large deposit and multi-year contracts, and every operating cost (cleaning, maintenance, utilities, reception) is yours to carry.

Coworking moves all of that into a monthly fee per desk and lets you grow or shrink without renegotiating a contract.

And there is a third route, now the most common one for hybrid teams: the hub-and-spoke model: fewer fixed desks than people, flex desks for the busiest days, and meeting rooms booked by the hour.

### Can I come for just one day? Is there a day pass?

Yes. Many spaces sell a day pass, and a good share of them publish it on the listing alongside their other rates, so you can see the daily price before contacting anyone.

CoworkingView does not process the booking: it shows you which spaces offer a day pass and at what price, and passes your request to the operator, who confirms availability and grants access.

If you plan to come several days a month, compare the day pass with the flexible membership on the same listing, beyond a certain number of days, the monthly plan is almost always cheaper.

### Can I use a coworking space as my company's business address?

In many cases yes, through the virtual office service that plenty of operators offer: a business address, mail handling and forwarding and, depending on the centre, use of meeting rooms.

Whether that address can also be used to register the company depends on the operator, the building and the country, so it is worth confirming in writing with the operator before signing anything.

### Which cities and countries does CoworkingView cover?

Coverage is international and grows city by city. You will find verified coworking spaces and private offices in Berlin, Munich, Hamburg, Frankfurt, Madrid, Barcelona, London and Dubai, among many others, and down to district and neighbourhood level.

Every listing shows the same information (location, space types, amenities and the operator's prices), so assessing a city you don't know is as easy as assessing your own.

### How do I find a coworking space near me, or next to a specific station?

You can search by city, by neighbourhood, or directly near your location: the listing orders spaces by proximity, and each listing shows the metro, rail and bus stations within a short walk.

We also publish dedicated neighbourhood pages, so you can compare Kreuzberg with Mitte, or Salamanca with Chamberí, including each area's prices and how many spaces it has.

And the Neighborhood Index ranks a city's areas by what sits within a ten-minute walk (cafés, restaurants, parks, gyms) and by average sunlight.

### What contract flexibility can I realistically expect?

Far more than a traditional office lease, but not unlimited: flexibility is set by the operator, not by us.

In practice, a flex desk is usually monthly; a fixed desk, monthly or quarterly; and a private office tends to ask for a 6, 12 or 24-month commitment, with a better price per desk the longer the term.

Three terms are always worth asking about in writing: minimum term, notice period, and what happens if your team grows or shrinks mid-contract. Put them in your request and the operators answer you directly.

### Do spaces offer 24/7 access?

Many do. "24/7" means access 24 hours a day, 7 days a week, usually by keycard or app, including weekends and public holidays.

It is not universal, though: some centres keep office hours, others open 24/7 only for certain plans (private office yes, flex desk no, for example), and some restrict night-time access to particular parts of the building.

That is why 24/7 access is a search filter and appears on every listing, you can see only the spaces that offer it before contacting anyone.

### Can I rent just a meeting room or an event space?

Yes. Beyond desks and offices, many centres rent meeting rooms by the hour and event spaces for launches, training or team days, including to non-members.

In the search you can filter for meeting room and event space, and see the capacity and equipment each operator publishes.

You send a request with the date, the number of people and what you need, and the operator confirms availability and price.

### Can you handle a team of 5, 50 or 200+ people?

Yes, and the search works the same way in all three cases: filter by city, space type and number of desks, and see which spaces genuinely take a team that size.

For small teams a private office inside a coworking centre is usually enough. From around 50 desks upwards, the realistic options are large suites, whole floors and managed offices.

Either way, the practical move is to shortlist several locations and send them all one request, stating your headcount, timeline and budget: the proposals arrive in parallel and are comparable. Fit-out and contract terms are then agreed directly with the operator.

### How do you verify spaces, and where do the prices come from?

We review every listing by hand before publishing it, and check three things: that the photos show the space as it is today (we reject brochure renders and outdated galleries), that the rates come from the operator and are current, and that there is an identifiable, contactable brand with a real portfolio behind it.

Prices are always the ones the operator publishes, we do not inflate them or add anything on top.

If a space stops meeting the standard, it is corrected or it stops being shown. No operator pays to be listed or to rank higher.

### How do I compare spaces objectively, not just by the photos?

Every listing uses the same format, so prices, space types and amenities can be placed side by side without translating brochures.

### Can I use CoworkingView from ChatGPT, Claude or another AI assistant?

Yes. CoworkingView publishes its catalogue as a public MCP server, so Claude, ChatGPT, Cursor, VS Code or any client that speaks the Model Context Protocol can search real spaces, with live prices and locations, inside your own conversation.

It is free, needs no signup and no API key, and it is read-only: no connected assistant can create, change or delete anything.

We also publish an annual Price Report with the median price per desk for every city we cover, with an open methodology and data reusable under a CC BY 4.0 licence.

### What are the alternatives to Regus, IWG, WeWork or Spaces?

There are many, and often cheaper for the same kind of desk: local and independent operators that never surface in the big corporate search portals.

On CoworkingView the large international operators and the independents appear in the same listing format with the same pricing detail, so the comparison is direct and you don't have to take each brand's marketing at face value.

### Are you an agency or a broker? Who do I sign the contract with?

We are a licensed intermediary in Germany, a permit under § 34c(1) GewO, granted on 31 August 2026 by the Bezirksamt Neukölln von Berlin. Even so, we are never a party to the contract, and we negotiate on your behalf only if you expressly ask us to.

CoworkingView publishes listings and comparisons and passes your request to the operator you choose. The contract is always signed directly between you and that operator, at the operator’s price.

Using us is free: we charge you no commission and no success fee, and your price with the operator does not change because of us.

### I run workspaces, why list on CoworkingView?

Because listing is free, with no listing fee and no upfront cost, and requests reach your team directly, already stating the city, team size, timeline and budget. A commission is due only when we bring you a successful introduction and only where it was agreed beforehand.

Your spaces appear with your prices and your availability in front of people who are already comparing options in your city, in the same format as the rest of the market.

We do not sit inside your contract and we do not touch your price, and we do not sell placement: what drives your visibility is how complete and how current your listing is.

### What is the first step to starting our search?

Pick a city and filter on what is non-negotiable (space type, number of desks, budget per desk, neighbourhood, 24/7 access) and save the spaces that fit.

Then send a single request to your whole shortlist, saying when you want to move in. The operators reply directly with availability and terms.

An afternoon is usually enough to build the shortlist, and a few working days to get the first replies and viewings; from there the pace is set by your decision and the contract with the operator.
