# How much does coworking cost in Berlin? Desks & team budgets (2026)

Berlin coworking costs as of 8 Oct 2026: median desk €330, fixed desk €363. Real prices in Mitte, Neukölln and Spandau, team budgets, contract steps and a checklist.

How much does coworking cost in Berlin in 2026? Start with the published medians, then multiply carefully. A building’s cheapest “from” price is almost never what a closed room for your team will cost.

**Short answer (as of 8 October 2026):** the [Berlin coworking price index](https://coworkingview.com/en/tools/price-index/berlin) shows a **median desk of €330 per month** across **36 buildings** (78 price points in the sample). A **dedicated / fixed desk** sits at **€363** (14 buildings) and a flex desk at **€219** (32 buildings). Lockable rooms need a **whole-room quote**, and [private offices in Berlin](https://coworkingview.com/en/coworking/berlin/private-offices) start at **one person**.

This guide turns those medians into a budget you can defend in front of finance. Live inventory sits on [coworking spaces in Berlin](https://coworkingview.com/en/coworking/berlin) and [office space for teams in Berlin](https://coworkingview.com/en/office-space/berlin). The fixed-desk sample is small, so treat €363 as a direction rather than a promise. The middle half of that sample runs from €313 to €406. We do not restate a whole-room median here: room prices depend too much on size, floor and term.

## Three real Berlin price points

Medians hide how differently operators package the same seat. Here are three buildings from the CoworkingView catalogue, in three districts, with prices as listed by each operator on 8 October 2026.

Building

District

What is listed

beyond Chausseestraße

Mitte

dedicated “+ Desk” €390 / month, monthly memberships, 24/7 for desk members

workish

Neukölln

“Resident-ish” dedicated desk €330 with 24/7, business registration and post handling; private offices from €350 per seat + VAT

smartspaces

Spandau

Fix Desk €350 + VAT (24/7); private office Single €750, Twin €1,100, Large 4 €1,600, Large 6 €2,250, all + VAT, minimum 6 months

The spread is the lesson. The Mitte desk near U6 Naturkundemuseum costs more than the Neukölln desk, yet the Neukölln price already bundles business registration and post handling. In Spandau, a one-person room costs more than twice the citywide median desk, while the six-person room works out at €375 per seat. Per-seat cost falls as rooms get bigger, which is why a solo founder and a team of six should not use the same rule of thumb.

## What the monthly fee covers, and what it doesn’t

Typically, Berlin memberships include internet, cleaning, kitchen and shared areas. Beyond that, the line moves from building to building, and the gaps add up fast.

Check these four items in writing before you compare totals. First, VAT: some operators list net prices and others gross, which alone shifts a quote by 19%. Second, meeting rooms: credits may be bundled, or you pay by the hour (the index median is €68).

Third, the business address and post: workish includes it in the resident desk, while smartspaces lists a business address as a separate €100 + VAT product. Fourth, access hours: a daytime-only membership is cheaper for a reason.

## Budget by team size (labelled estimates)

Multiply the **€330 median desk** by headcount only as a **planning band**, then replace it with written whole-room quotes:

Headcount

Band at €330 × N

Band at €363 × N

Where to shortlist

2

~€726

5

10

20

~€6,600

~€7,260

[20 people](https://coworkingview.com/en/coworking/berlin/20-people)

Use the second band if everyone needs an assigned seat. Neither band is a quote. A team that wants its own door should expect the room price to land differently, sometimes above, sometimes below, depending on the room’s size versus your headcount.

Our view: for two to five people, a closed room only pays off if you take calls all day. Fixed desks in a quiet zone are often enough. From about eight people, a room usually wins on focus and on cost per seat.

## From quote to keys: the contract steps

1. **Shortlist** three to five buildings by district and team size on the [hub](https://coworkingview.com/en/coworking/berlin).
2. **Request** a whole-room quote for your exact headcount, with VAT, meeting credits, deposit and notice spelled out.
3. **Tour** on a normal weekday. Sit in the actual room and join a call.
4. **Read the contract**: minimum term, notice period, deposit, price changes on renewal and the option to grow on the same floor.
5. **Plan the address**: if you need a registered business address, confirm in writing that the membership allows it.

For the full relocation sequence, including Anmeldung and hiring, use the [moving a team to Berlin checklist](https://coworkingview.com/en/insights/moving-team-to-berlin-office-checklist). Flexible products booked via CoworkingView carry **no agent fee for tenants** (§ 34c-licensed broker).

## Mistakes that blow the budget

The most common one is budgeting with a “from” desk and then touring closed rooms. The second is ignoring the minimum term: a six-month minimum on a private room is a real commitment for an early-stage team.

Teams also underestimate meeting time. If you pitch clients weekly, ten hours at €68 is €680 a month that never appeared in the spreadsheet. Finally, do not sign for the headcount you hope to reach in a year. Ask instead whether a bigger room on the same floor can be offered later.

## Berlin vs other cities (same index)

On the same 8 Oct 2026 city comparison (median per desk, cheapest first): Barcelona €171 · Valencia €220 · Amsterdam €250 · **Berlin €330** · Munich €399 · Hamburg €499. Berlin sits about **14% above** the six-market EUR median (rank 4 of 6). For teams coming from Munich or Hamburg, that is good news. For teams from Spain, it is the line item to explain early.

## Coworking vs a conventional lease

Prime office rent in Berlin was about **€48/m²** with vacancy around **8.6%** (JLL Q2 2026, as cited on the index). ASR A1.2 planning often uses **8–15 m² per workstation** for the workroom alone.

Run the maths for ten people: 80–150 m² of workroom at prime rent is roughly €3,800–€7,200 a month before kitchen, corridors, meeting rooms, furniture, internet and cleaning. Prime is the top of the market, so older buildings cost less per m², but the deposit, fit-out and long notice remain. A lease makes sense when headcount is stable for years. Before that, flexibility is usually worth the premium.

## Where supply sits by district

Index supply concentrates in **Mitte** and **Friedrichshain-Kreuzberg** (n ≥ 5). Other districts have thinner samples, so we publish no district medians for them. The examples above show why: Neukölln and Spandau can be very good value, but you need building-level quotes. ## FAQ

**What is the median coworking desk price in Berlin right now?**
As of 8 October 2026 the CoworkingView Price Index Berlin shows a median of €330 per desk per month across 36 buildings. The fixed desk median is €363 (14 buildings) and the flex desk median €219 (32 buildings). Use them as planning figures and replace them with written quotes.

**How much does a private office cost in Berlin?**
Private offices start at one person and are priced per room. As listed by operators on 8 October 2026, smartspaces in Spandau offers a single office at €750 + VAT and a six-person office at €2,250 + VAT (minimum 6 months), while workish in Neukölln lists private offices from €350 per seat + VAT. Ask for a whole-room quote at your exact headcount.

**How should a team of 10 budget coworking in Berlin?**
A planning band of €330 × 10 is about €3,300 per month, or about €3,630 if everyone needs a fixed desk (€363 median). Both are estimates only. Shortlist on offices for 10 people and request whole-room quotes with VAT, meeting credits and notice spelled out.

**What does an office for 25 employees cost in Berlin?**
As a planning band, €330 × 25 is about €8,250 per month and €363 × 25 about €9,075. At that size, compare private and managed offices and let whole-room or whole-floor quotes decide, because room size versus headcount moves the real price.

**What is usually not included in the monthly fee?**
Check VAT (net or gross), meeting room hours beyond any credits (index median €68 per hour), business address and post handling, access hours and the deposit. Some memberships bundle the business address, others sell it separately, so compare in writing.

**Is coworking cheaper than a conventional lease for a small team?**
Usually, until headcount is stable for years. For ten people at 8–15 m² per workstation and prime rent around €48/m² (JLL Q2 2026), the workroom alone is roughly €3,800–€7,200 a month before shared areas, furniture, services, deposit and fit-out.

**Are there free coworking spaces in Berlin?**
Not as monthly memberships in the inventory we track. The index entry price, meaning the cheapest monthly package per building, has a median of €290 as of 8 October 2026. Shortlist on the Berlin hub rather than expecting a free desk.

**Is there an agent fee for tenants on flexible Berlin offices?**
No. Flexible products booked via CoworkingView carry no agent fee for tenants. CoworkingView is a § 34c-licensed broker; operators pay on placement.
