# AREA Coworking Madrid – Delicias, Madrid

AREA Coworking Madrid is an independent coworking space inside a converted industrial warehouse in the Delicias neighbourhood of Arganzuela, Madrid, at Calle Tomás Bretón 50-52. The building was originally a working warehouse before its founders, Hugo and Jack, turned it into a coworking floor and events venue, bringing in the architecture studio Aleatoria and the furniture makers Mesarte to lead the conversion rather than handing the project to a generic office fit-out firm. The brief was to keep what made the building distinctive rather than erase it, so the exposed structure, warehouse-scale proportions and abundant natural light that came with the original use were kept and worked into the design instead of being covered over with dropped ceilings and partition walls.

Desk options here scale from a single visit to a permanent seat, and each is built for a different way of using the space. Half-day passes, split between a morning session from 9:00 to 14:00 and an afternoon session from 14:00 to 19:00, plus a full-day pass, suit anyone who needs the space for one working day and nothing more. The prepaid 5-day and 10-day bundles are a better fit for people who come in a few times a month rather than daily, buying a block of access instead of paying the day rate each time. For a longer-term commitment, the monthly flexible desk can be booked for the full day, mornings only or afternoons only depending on how someone actually works, while the fixed desk trades that flexibility for a permanent, personally assigned 120 x 60 cm spot and extended access hours. Private offices are available for teams of 4, 8 or 10 people who want a closed door and some separation from the open floor, and a virtual office plan gives a registered business address at the Delicias site to companies that don't need a physical desk at all.

Every desk and office plan includes wifi, free coffee and tea, personal lockers, air conditioning and heating, a mail-handling service and free printing, so the day-to-day basics are covered regardless of which plan someone chooses. Anyone who cycles or runs to work has showers and bike parking on site, and the fixed-desk and private-office plans extend to pet-friendly access for members who bring a dog along. Meeting-room hours are bundled into most memberships rather than billed separately, which matters in a city where hourly meeting-room rates elsewhere can add up quickly for a small team that only needs a room occasionally.

One of AREA's most striking features sits on the coworking floor itself: a set of hydraulic folding tables that carry desks and laptops during working hours and fold flat against the walls in the evening, turning the same floor into an events space that seats up to around 100 people. That means the building runs as a coworking space by day and a genuine events venue by night, without needing a second address or closing for weeks of renovation to switch between the two uses — a talk, a product launch or a private party can be hosted on the same floor where people were working that afternoon.

Access follows a similar logic to the desk options. Flexible desk plans give access Monday to Friday, from 9:00 to 19:00, which covers a standard working day without extending into evenings or weekends. Fixed-desk and private-office members step up to 24-hour access Monday to Friday, which is a real upgrade over a fixed working day but stops short of round-the-clock, seven-day access — evenings and the run from Friday into Saturday are covered, the rest of the weekend is not. Day passes, in turn, are sold on weekdays only. The space itself is a 4-minute walk from Delicias metro station, in the Arganzuela district just south of Madrid's historic centre, a quieter and more residential part of the city than the tourist core around Sol or Gran Vía. As with every listing on CoworkingView, all prices shown for AREA are exclusive of VAT (+iva).
