# beyond Paradise

beyond Paradise sits at 30-34 Old Paradise Street in SE11, the quiet pocket of Lambeth that runs between Lambeth Palace, the Albert Embankment and the railway viaduct carrying the main line into Waterloo. It is the fourth London address for beyond, the flexible workspace brand operated by infinitSpace, joining beyond Aldgate Tower, beyond Fox Court in Holborn and beyond The Bower on Old Street. infinitSpace runs this location across three floors of the building on a phased basis, so the workspace has grown into the building rather than arriving all at once.

The building itself is the reason this address gets talked about. Paradise SE11 is a six-storey mass-timber office designed by Feilden Clegg Bradley Studios for the developer Bywater, built as a hybrid structure with cross-laminated timber floors and glulam beams, and totalling over 63,000 sq ft across the whole scheme. It has been certified BREEAM Excellent, WELL Gold and EPC 'A', and is promoted as the UK's lowest embodied carbon office development, beating the RIBA 2030 Climate Challenge target. beyond does not publish how much of that floor area it occupies, so the square footage belongs to the building rather than to the workspace, but the exposed timber is unmissable the moment you walk in: warm, tactile, and much closer to a workshop than to a glass-and-plasterboard fit-out.

Three membership tiers are published, and the difference between them is not only price. + Office is a private serviced office fitted out for the company taking it, quoted at £525 per desk per month, with 24/7 access, online workspace booking and conference room hours. + Desk is a dedicated, fully furnished desk in a shared space at £350 per desk per month, also with round-the-clock access. + Coworking, at £250 a month, is a shared-space membership with access from 9am to 5pm only, plus private meeting rooms and the events programme. That access gap is the first thing to check before choosing: the two dearer tiers let you in at any hour, the coworking tier does not. beyond does not state on its page whether these figures are quoted with or without VAT, so treat them as published rather than as final.

Membership is sold as all-inclusive, and the published list is generous without being exotic: ultra fast WiFi, phone booths, a mix of working settings that runs from an open lounge to areas set aside for quiet contemplation, coffee and tea facilities, beer on tap, a printing area, IT support, an on-site community team, the beyond mobile app for booking, an events programme, member perks, and an outdoor courtyard. Guests are welcome once a meeting room is booked. Terms are fully flexible, which for a small team is often worth as much as the headline rate.

Getting here is easier than the postcode suggests. beyond publishes walking times of ten minutes to Lambeth North, twelve to Vauxhall, fifteen to Westminster and fifteen to Waterloo, which puts the Bakerloo, Victoria and Northern lines plus a mainline terminus all within a normal walk. The immediate setting is residential and creative rather than corporate: Old Paradise Gardens is next door, the Thames and the Albert Embankment are a few minutes away, and the Imperial War Museum and the South Bank's cultural strip sit within an easy walk.

That mix is the argument for the place. Vauxhall and the wider Nine Elms regeneration area have pulled in studios, agencies and growing companies that want central London connectivity without paying for a City or West End address, and beyond Paradise adds a building with a genuine sustainability story attached. Teams that need the space at odd hours should take + Office or + Desk; anyone who works a conventional day and wants the lowest entry point will find + Coworking does the job.
