# Regus Boho One

Boho One is the flagship of the Boho Zone, the digital and creative business quarter that Middlesbrough built on the former industrial land around Bridge Street West and the edge of Middlehaven. The building opened in 2009 with European regional development funding, designed by Xsite Architecture, and was created as an office building for the emerging digital sector, with room for networking and for businesses to share knowledge. Regus now runs it as a serviced office, and it is the answer to a simple question: where in Middlesbrough do you put a company that wants the station on its doorstep?

The operator places Boho One next to the main railway station. Northern trains run from Middlesbrough on the Tees Valley line to Darlington, where passengers join the East Coast main line to London and the north; other services run along the coast to Saltburn and inland on the Esk Valley line to Whitby. A visiting client or a consultant coming from outside Teesside can therefore reach the office by train and walk the rest. The centre lists a lounge area and meeting rooms, with private offices, flexible coworking and about 100 on-site parking spaces for those who arrive by car.

The Boho Zone was created to give digital start-ups and creative firms a home, and the surrounding streets still reflect that idea: the council-led programme is known as Digital City, and several of the neighbouring buildings carry the Boho name. The town's main shopping streets, cafes and cultural venues, including the Middlesbrough Institute of Modern Art, are a short walk away, and Teesside University's campus sits close to the town centre, which brings graduates and research contacts into the area.

Who should choose Boho One? Software developers, designers, media producers, marketing agencies and consultants who value the network of similar firms. Companies that sell to public bodies and larger employers in Tees Valley also benefit from the centrality. If the team needs lots of parking and the lowest rent, the TAD Centre is a better fit. If you prefer a standalone building with its own entrance, HQ Boho 5 or the container-style units at Boho 8 offer different layouts nearby.

Ask which of the offices are available, how they are laid out, how many people each holds and whether you can have the same office for a longer term when your team grows. Request a price and a viewing on this page. A visit shows the entrance hall, the meeting rooms and the short walk from the platform better than a description can, and the team will explain the current terms and what is included.

Quick answers. Where is it? Boho One is at Bridge Street West, Middlesbrough, TS2 1AE, beside the main railway station. What does it offer? Private offices, flexible coworking, a lounge area, meeting rooms and about 100 on-site parking spaces. Who is it for? Digital, creative and professional-services firms that want a town-centre address, and visitors who arrive by train. What is special about it? It is the original building of the Boho Zone, opened in 2009, and the centre of the Digital City initiative.

A note on timing: the station location means the building is busiest around the morning and evening trains. If your team is hybrid, ask whether coworking desks are available on a day-by-day basis, and how meeting rooms are reserved when a client's train is delayed. The team will explain the rules at the viewing and can show you the quietest and busiest areas of the building so you can judge for yourself.
