# Regus Fort Kinnaird

If your work is mostly outside the office, the best office is the one that is easy to leave and easy to come back to. That is the idea behind Regus Fort Kinnaird, in Fleming House at the Fort Kinnaird retail park, on the south-eastern side of Edinburgh. It is a retail-park address, not a city-centre one, and its appeal is simple: easy driving, parking on site, a lower price and a convenient base for anyone who covers East Lothian, Midlothian and the Borders as well as the capital.

To be clear about what this is: Fort Kinnaird is a large out-of-town shopping area just off the A1, in the Newcraighall district, roughly 6 km from the city centre in a straight line. The operator calls it Scotland's number one retail park, with some 600,000 sq ft of retail and entertainment on the doorstep. It is not a business district with towers and tram stops. The roads around are busy with shoppers at weekends, and during the week the area is calmer but still driven by cars. What it offers in exchange is a private office with road access that most central buildings cannot match, and, according to the operator, an on-site coffee bar for receiving guests.

The centre is a Regus, the standard fully serviced office format: furnished private offices, a staffed reception and meeting rooms for booking. The listing names a lounge area, meeting rooms and parking. Parking is the point, because it removes one of the biggest everyday costs of an Edinburgh office, and a client who arrives by car can go from the car park to the meeting room without crossing a street. How many spaces are allocated and on what terms are questions for the operator.

Think of it as the opposite of a prestige address. Who suits this kind of address? Sales and field teams who visit customers across the region and need a place to meet, print and take calls between visits; tradespeople and contractors who want a professional address and a meeting room rather than a van; small firms whose staff live in Musselburgh, Dalkeith, Portobello or the Midlothian towns and would otherwise cross the city; and companies serving customers in the south-east of Edinburgh and the neighbouring area. It also works for recruitment, insurance and financial services teams that meet clients locally.

Public transport is workable, though it is not the strength of the site. Newcraighall station on the Borders Railway is close, with trains to Edinburgh Waverley and the Borders, and several bus services stop at the retail park for the city centre, Musselburgh and the south of the city. The Edinburgh Royal Infirmary and the BioQuarter at Little France lie to the south-west, which gives healthcare, research and supplier businesses a reason to be nearby. For the city centre, expect a journey of a reasonable length rather than a short hop; plan for it and check the timetable for your own hours.

The weaknesses are plain. There is no New Town elegance and no postcode that impresses an investor, and anyone who wants a lively street with cafés and bars at the door will need to go to the retail park's restaurants or travel into town. If your clients expect to visit a prestige address, a central Regus, such as Princes Street or George Street, is the better choice, though at a noticeably higher price. For teams that care about cost and convenience, though, the trade is a fair one.

Availability, terms and contract length are for the operator to confirm. Ask which offices are free, how the meeting rooms and the lounge are booked, how parking is allocated and what the access is like outside normal hours. A visit at peak time on a weekday will show you how the roads, the car park and the building feel when your team would be arriving.
