# Regus Plaza de la Solidaridad 12

Two hundred metres. That is the distance between the front door of Plaza de la Solidaridad 12 and the concourse of Málaga María Zambrano, which means a meeting in Madrid is a morning's work rather than a day of it — the high-speed line covers the 500-odd kilometres in a little under two and a half hours, and you walk to the platform. For a business whose clients, investors or head office sit in Madrid, Seville or Córdoba, that single fact reorganises the week.

The metro is closer still. El Perchel sits eighty metres from the building, the interchange where Málaga's two metro lines meet before they run west towards the university and the teaching hospital, so the airport shuttle, the Cercanías and the city's own network all converge within a three-minute walk. Guadalmedina is a further four hundred metres up the riverbed, and Málaga Centro-Alameda — the station the old town actually uses — is under six hundred. Very few addresses in the city stack that many options on top of each other, and none of the others in this listing come close.

The centre itself occupies the fifth floor of a purpose-built modern block, and the operator's description of it is unusually concrete for a chain: high-end furnishings, light oakwood walls, white floors and large windows. That combination matters more than it sounds on a fifth floor in Andalusia, where the question is not whether you get daylight but whether you can work in it at two in the afternoon. The floor plate is arranged around private offices with a shared lounge and meeting rooms, and the whole building is step-free, which is the exception rather than the rule among central Málaga's older stock.

What you are buying into, beyond the desk, is a district in the middle of changing its mind about itself. Plaza de la Solidaridad sits in La Aurora, in the distrito of Cruz de Humilladero, on the western bank of the Guadalmedina where the city's rail and bus infrastructure landed and where the ground has been rebuilt around it. Perchel Sur, immediately south, is the riverside stretch the operator points to for lunch — cafés and seafood restaurants that serve the station crowd rather than the tourist one, which is a different and usually better proposition. The old town starts on the other side of the riverbed, eight minutes on foot across the Puente de la Esperanza.

The pitch IWG makes here is about the technology sector, and for once the framing survives inspection: Málaga has spent a decade attracting engineering and product teams to the Andalusian coast, the provincial technology park sits west of the city, and the companies that follow that gravity tend to want exactly this — a professional address, a door onto the high-speed network and no long lease. A private office here starts at the bottom of the range for a purpose-built central building, and it comes with staffed reception, meeting rooms, a lounge, on-site parking and refreshments.

Parking deserves its own line, because in this part of Málaga it is the amenity people actually ask about. The centre has it on site. If your team commutes from Torremolinos, Rincón de la Victoria or the inland towns rather than from the old town, that is the difference between an office you use and an office you resent, and it is not something the historic-centre addresses can offer at any price.

The building suits a particular shape of business: small to mid-sized teams who travel, professional services whose clients arrive by train, and anyone running a Málaga operation from a headquarters somewhere else. If your working life is bounded by the Picasso museum and the cathedral, one of the old-town centres will suit you better. If it is bounded by a departure board, this is the address in the city.
