# Regus Vision Park

Vision Park is where Cambridge businesses go when they want a campus setting without the city-centre price of a parking space. The Regus centre is Compass House on Chivers Way (CB24 9AD), in the business park at Histon on the north side of the city, and the operator pitches it to firms that want to join a business community that already includes names such as Paysafe and Barclays. The first thing a visitor sees is a modern glass reception area, which the operator describes as impressive from the moment they step in.

Practicalities are easy to list. The centre has parking, bicycle storage, showers, a lounge, meeting rooms, step-free access and surveillance cameras, with snacks on offer, plus the usual staffed reception, Wi-Fi, printing and scanning. The operator says the city centre is a short drive away, and the park's own website places a stop of the Cambridgeshire Guided Busway at the front of the site, so staff can come by bus as well as car or bicycle. The Railway Vue pub, a few hundred metres away, gives the setting a village feel, and the operator mentions cafés, pubs and even a tennis club nearby.

Cambridge's economy is the reason to be here. The city and its surrounding parks house life-sciences, software, electronics and AI companies spun out of the university, and the supply chain of lawyers, accountants, recruiters and consultants who serve them. Histon and the northern business parks are where many of those firms are based, because they have space, parking and a quieter pace than the historic core. A small company that sells to them is better placed on Vision Park than in a medieval street.

Who is it for? Start-ups spun out of research, technology teams that need meeting rooms and a front desk but not a lease, branch offices of companies with a head office elsewhere in the UK or abroad, consultants and advisers who serve the park's tenants, and sole traders who live in Histon, Impington or Waterbeach and want to avoid the city's traffic. It is a weaker fit for a business that wants to walk to colleges, museums and restaurants after work.

Within the group's Cambridge offer, Vision Park is the north-side campus option with parking. Wellington House on East Road is the city-centre building, and Cambourne Business Park, to the west, is a further campus option in open countryside. Choose Vision Park if your people drive or take the busway and your customers are in the northern parks.

Questions for the tour: which office sizes are free on your start date, how many parking spaces your team can use, which meeting rooms are included in the monthly fee, whether the address can be used for post and company registration, what the notice period is, and how the building is accessed out of hours. Visit at the hour your team would arrive and check the road and busway on a weekday morning.

A business park also changes the rhythm of the day. Meetings happen over a table in the lobby or in a booked room rather than in a crowded café, deliveries and visitors arrive without a parking hunt, and lunch is a short stroll to the pub or the village shops. For a growing team the saving in time is real: a founder can run a morning of investor calls, a lunchtime site visit and an afternoon of interviews without once crossing the congested heart of Cambridge. That predictability is what many spin-outs are looking for when they move out of a university incubator.

Flexible terms normally run in months, so a team can base itself in Cambridge without a long lease or a fit-out. Tell us how many desks you need and from when, and we pass the request to the centre, which replies with a proposal and a confirmed price.
