# St. Oberholz Oranienstraße – Berlin Kreuzberg

St. Oberholz Oranienstraße is the operator's Kreuzberg flex-office house, and it is also the most architecturally protected address in the St. Oberholz portfolio. It occupies the listed Heinrich-Höfe, a landmarked courtyard complex on Oranienstraße, in what the old postal geography called SO 36 — a code Berliners still use far more as shorthand for the character of the neighbourhood than as a postal instruction. The workspace itself does not face the street: it sits tucked into a rear courtyard, deliberately screened from the traffic and the crowds outside, and the operator sums the product up as spacious, fully equipped offices with loft character combined with coffee-house flair under one roof.

What is rented on Oranienstraße is not a desk but a whole floor. The third and the fourth upper floors are both free and built identically, and each is a complete, self-contained unit of roughly 244 square metres for up to 26 people: an open space for up to eighteen workplaces, a separate office for eight to twelve, a meeting room of its own, two phone booths, a lounge area and an open kitchen. One floor gives a company its own front door in Kreuzberg; both together, around 488 square metres for 52 people, give a growing team two stacked floors under one roof.

The ground floor is the exception to all that privacy, and the reason the building has a public face at all. St. Oberholz Café Oranienstr. measures 130 square metres and is also hired out by the operator as an event space for up to fifty people, with a flexible setup, a café terrace and catering available on request; it can be booked on any day of the week, and the price is quoted on enquiry rather than published. For a small team upstairs that is a genuine practical asset — a launch, a workshop or an all-hands does not have to leave the building, and guests arrive at a café rather than at a lobby.

Then there is the street, which does a good deal of the selling on its own. Oranienstraße is the spine of Kreuzberg 36 and one of the most continuously social streets in Berlin, lined with international restaurants, bars, clubs and small galleries, and the operator writes it up as a place whose mix of historic buildings and alternative shops gives it a charm of its own. For a workplace that is genuinely double-edged, and the courtyard is the resolution: the address gives you Oranienstraße, and the rear building gives you enough quiet to actually work on it.

Inside, the floors are fitted for teams that work there every day: height-adjustable desks and ergonomic office chairs, internet of up to 10 Gbit/s, access around the clock, and furniture in place so a team can move in and start. Cleaning, consumables, utilities and facility services are included, meeting rooms and phone booths are free to use within a fair-use allowance, and members get a ten percent discount at the St. Oberholz Café on the ground floor. It suits small and mid-sized companies that want their own door, their own floor and an unmistakably Kreuzberg address, and that value loft volumes inside a protected courtyard ensemble over the smooth uniformity of a corporate serviced floor.

The terms are as flexible as the format. There is no minimum term and notice is three months, both floors are currently offered at a special rate below their list price, and the operator's discount on list prices rewards commitments of six months and longer. The café downstairs can also be hired for a launch, a workshop or an all-hands, so a team event does not have to leave the building, and the courtyard keeps the floors above it quiet enough to work while Oranienstraße carries on outside.
