# St. Jäger – Single-Tenant Office at Hausvogteiplatz, Berlin Mitte

St. Jäger is the one address in the St. Oberholz network that nobody else shares. The whole ground floor at Jägerstraße 32 goes to a single company: 512 sq m of office plus a 156 sq m courtyard terrace, 668 sq m in total, handed over fully fitted and run as an all inclusive lease. There is no coworking membership sold alongside it and no second tenant on the floor. The company that signs it gets its own front door in Mitte and sets the rules behind it.

Jägerstraße is a quieter street than its location suggests. It runs through Friedrichswerder, the old Friedrichstadt grid, and for most of the nineteenth and early twentieth century it was the spine of Berlin's banking quarter, with Mendelssohn and the private houses that financed imperial Germany at the far end of the block. Hausvogteiplatz, a minute south, was the centre of the city's ready-to-wear clothing trade until the Jewish-owned firms that built it were expropriated and their owners driven out or murdered after 1933; the memorial on the square carries the names. What survives is a street of heavy stone office houses that still does the work it was built for, without the tourist traffic of Friedrichstraße two blocks west.

The floor itself is arranged around a planted inner courtyard, which is what makes it unusual for the postcode. Open plan desk blocks run along the street windows, a separate hybrid area sits on the far side of the courtyard, and the meeting rooms, phone booths and two kitchens are distributed between them rather than stacked in one corner. The lounge opens straight onto the terrace through full height glass doors. At 156 sq m the terrace is a real one, with room for the whole company at lunch, for an all hands in summer, or for the kind of team event that otherwise means booking a venue. Ground floor also means deliveries, equipment and guests arrive without a lift.

The fit out is finished and in use: 56 fixed work stations, 16 hybrid desks for people who come in two or three days a week, four meeting rooms, seven phone booths, two fully equipped kitchens, a lounge and the terrace. One honest note on the rooms. The operator's own numbers page lists them as one room for four people, two for seven and one for eight, which is four rooms, while a summary line on the same page says three. Worth confirming at the viewing rather than after signing.

On money the arithmetic is unusually transparent, because the operator publishes both ends of it. The rent is 36,400 EUR plus VAT per month on an eighteen month minimum term, and the per desk rates behind that figure are 550 EUR for a work station and 350 EUR for a hybrid desk, which is exactly how the total is built. Filled to 72 people that works out at around 505 EUR per head per month; run as 56 desks with the hybrid area used for visitors and project teams, it is 650 EUR. Included in the rent: 24/7 access, high speed internet, cleaning, facility management, consumables, and a flat rate for water and filter coffee. Not included: anything beyond the four in house rooms, so larger meetings, workshops and team retreats are booked separately through the operator. The figure is quoted net of VAT, which is the normal convention for a commercial lease in Germany but worth stating plainly.

Signing here also buys the network around it. St. Jäger is part of the operator's Campus Mitte, which means the workshop room and the podcast room at St. Rosenthaler and the meeting rooms at St. Zehdenicker and Torstraße 49 are bookable free of charge, so overflow for a workshop or a recording does not need a budget line. Members get ten percent off in every St. Oberholz café in the city, the monthly community meet ups are open to the team, and the operator's retreat hotel at Woldzegarten in the Mecklenburg lakes carries twenty percent off a first team offsite.

It suits a company of roughly 50 to 70 people that has outgrown a coworking membership and wants an address it can brand, secure and staff on its own terms, without committing to the five or ten year lease and the fit out budget a conventional Mitte floor would demand. A scale up moving off desk memberships, a German subsidiary opening its first Berlin office, or an agency that needs one door and a terrace. It does not suit anyone who wants a single desk or a small room: the floor is let whole or not at all.

One practical note for a first visit. Jägerstraße 32 is a stone portal set back from the street with the number over the entrance, and the space is behind the courtyard rather than at the front of the building. Come out of the U2 at Hausvogteiplatz and walk two minutes north; the square is the landmark everyone uses to orient a guest.
