# Signature Pearl Assurance House

Pearl Assurance House is one of the few serviced-office addresses in Belfast with a place in the city's architectural story. The red sandstone building at 1 Donegall Square East, on the corner of Chichester Street, opened in 1902 for the Pearl Assurance insurance company and was praised at the time as a fine example of Gothic revival. It is a listed building and stands on the square that surrounds the City Hall, so the address carries real civic weight. Today Signature, IWG's premium brand, occupies it with modern private offices and coworking floors behind the historic stonework.

The setting is hard to beat for a business that wants to be at the centre. Donegall Square is the crossroads of Belfast's commercial life: banks, law firms and corporate offices line the streets around it, the City Hall gardens fill with workers at lunchtime, and the Linen Hall Library, a historic institution, stands on the square's north side. Victoria Square shopping centre, which the operator mentions, is a short stroll away, as are the streets of the Cathedral Quarter and the Grand Opera House on Great Victoria Street. Grand Central Station, Belfast's main public-transport hub, can be reached on foot to the west, and the operator notes that Belfast City Airport is a short drive away.

Signature positions itself above the standard Regus offer, and the facilities reflect it. The centre has private offices and shared coworking areas, state-of-the-art meeting rooms, and flexible event spaces suited to client presentations or team workshops. A concierge service and on-site professional support are part of the picture, along with high-speed Wi-Fi, and the building has a terrace, showers, parking and surveillance cameras, as well as step-free access and a lounge. That combination of a terrace with a view of the city, and a place to freshen up, is unusual in a listed building.

The people who gain most are those whose clients judge by address. Law firms and financial advisers, professional-services firms from Britain or the Republic of Ireland opening a Belfast branch, technology and cybersecurity companies, and senior executives who need a presentable base can all use the building without taking on a lease or a fit-out. A team that grows can take more rooms, and one that needs only a desk for a week can do that too.

There are things to weigh. A premium building in the busiest square of the centre is not the cheapest option in Belfast, and city-centre traffic is heavy at rush hour, so confirm the parking arrangements for visitors early. The surroundings are formal rather than creative, and the evenings are quieter than in the Cathedral Quarter. If you want a casual studio feel, a different building will suit you. If a corner of Donegall Square with a Victorian pedigree is the message you want to convey, there is little to rival it.

A word on how the building is used day to day. Because the City Hall square draws visitors all year, from tour groups to conference delegates staying in nearby hotels, a client meeting here can be combined with a stroll through the grounds or a visit to the exhibition inside the Hall. Companies hosting overseas guests often find that the setting does part of the hosting for them. The event spaces make it possible to run a morning workshop for a team of fifteen or twenty without hiring a hotel room, and the terrace gives a place to continue the conversation over coffee when the weather allows.

Ask for a visit, preferably in daylight, to see the stonework, the terrace and the floors. CoworkingView can pass on your team size and start date and ask the centre for current options and room availability.
