# Signature The Conductor

Fourteen years ago, the ground this building stands on was a construction site preparing for the 2012 Games. Today, 8 Westfield Avenue sits inside one of the most rebuilt postcodes in Britain, and Signature The Conductor is one of the newest entries in that ongoing rebuild — a low-rise development finished within the last few years, occupying the ground and first floors of a roughly 30,000 sq ft block just off Stratford's retail core, in a stretch of E20 that barely existed as an address a generation ago. Nothing about the site is inherited from an older London; the whole plot, the surrounding streets and the transport interchange around it were laid out from scratch as part of the same Olympic-era masterplan, which is unusual even by the standards of a city that reinvents entire districts every few decades.

That newness shapes the building itself. Signature — IWG's higher-specification line, positioned above Regus and Spaces — has fitted the two floors with the kind of finish more associated with hospitality than office letting: a private roof deck for informal meetings or simply stepping outside, a lounge area built for conversations that don't need a booked room, and a small gym so tenants can train without leaving the building. None of this is retrofitted into a converted warehouse or a repurposed Victorian block, as much of London's flexible office stock is; it was designed as a workspace from the first drawing, which shows in details like the double-height reception and the natural light reaching further into the floorplate than older buildings of the same footprint typically allow.

The location earns its keep on transport alone. Stratford station is a short walk from the entrance and ranks among the busiest interchanges in the country, combining the Jubilee and Central Underground lines, London Overground, the DLR, the Elizabeth line and National Rail services under one roof — a level of connectivity that puts Canary Wharf around ten minutes away and the City of London under twenty, without the price tag either district commands. For a business weighing rent against reach, that combination — new stock, premium fit-out, one of the country's best-connected stations — is the actual case for Stratford over a more expensive, more established postcode.

Day to day, the building runs on the same standards as any Signature centre: reception cover through opening hours, business-grade wifi, printing and office supplies on hand, ergonomic chairs and desks at every workstation, a kitchenette stocked with coffee and tea, and round-the-clock access for tenants who keep hours that don't match a 9-to-5. Meeting rooms are available for client work, while the lounge and roof deck give staff somewhere to step away from a desk without leaving the building, and climate control keeps the floor comfortable regardless of the season outside.

Outside the door, Westfield Stratford City supplies retail and dining within a few minutes' walk, the Queen Elizabeth Olympic Park adds genuine green space along with the London Stadium and Aquatics Centre, and Sugar House Island — a newer creative quarter built on former industrial land beside the River Lea — sits close by for anyone wanting a change of scene at lunch. East Bank continues adding university campuses and cultural institutions to the mix nearby, which keeps the area visibly under construction rather than finished, in the same way it has been since the Games left London a decade and a half ago. A private office at Signature The Conductor starts from £505 per month, for space built new rather than converted, in a corner of the capital that is still, deliberately, being built.
